What is the timeframe for all of this?
What is the timeframe for all of this?
- This has not been determined as we are still in the planning and due diligence phase. Realistically, projects like this can take several years or decades to complete and we are only on year one.
- However, we can tell you the chain of events will look somethings like this:
- After planning is finalized & approved there will be a process started to hire appropriate contractors and pull permits. We invite any local businesses to use our contact form to connect with us early on.
- Utilities such as water and power will be installed, then the groundwork for the roads.
- Next is to prepare the building sites for structures. This will likely be done in several phases.
- Finally the structures will be constructed, also in several phases.

Is there enough water (storage & wells) for this development?
- We have been working diligently with the water district to formulate the best approach. There has been two strategies discussed but in both situations there is an abundance of water, even after the 350 housing units being added.
- Additionally we will have the water district provide the details of the plan they feel is the best use of water. The finalize plan will be added to a link here when available.
- We will also have the water district provide clarification for residents concerned about keeping their well vs connecting.
🏫Infrastructure
Can the school handle more students, and who pays for new classrooms?
- We are in the process of contacting the school district to gain clarification on the nuances of the situation. With the school provided statistic of 1.5 students per household on average, by the time the project is done there could be an additional 525 children.
- As we get more information from the school we will provide it with a link here.
Will there be enough law enforcement for a larger population?
- We are in the process of contacting local law enforcement to gain clarification on this topic, once we get more info we will provide it with a link here.
Are the roads going to be private or maintained by the county?
- The roads are designed to be privately maintained but open to the public for use. This means that any fees associated with maintaining the project's roads would only affect those living next to them but everyone is free to use them.
- The county will need to review the plan and approve the roads prior to us commencing, so you can be assured we will be guided to provide the best approach.
- When the county reviews the plan, they will also be reviewing the traffic study done by a third party.
🧯Fire Safety
Does the fire department have the staff and equipment needed?
- We are in the process of contacting the local fire department to gather more information and will post a link here.
How will the project address grass fire risks? / Will there be fire breaks or fire-resistant landscaping?
- With thoughtful design and thorough collaboration with the fire department and county. As we progress these details, we will include more information.
Are park trails wide enough for emergency vehicles?
- We are still in the design stages, but even in our initial concepts rendered by Surround Architecture, the main ring of trails in the park would be large enough for emergency vehicles.
- We intend on discussing the technical needs of the emergency responders in more detail and make any adjustments to the design as necessary to mitigate any unforeseen issues.
Has the developer consulted local officials and services?
- Yes! Most notably the county and water district.
- Due to the nature of this project, we must complete certain aspects of discussion prior to moving to the next entity. Proceed in an order that makes sense will make sure we have the best information available; for example it is best to get county matters handled and utilities conceptualized prior to taking up the time with the fire department and school district.
